Hexham is characterised by its diverse retail mix situatedwithin and around its historic core. Principal retailers include Marks and Spencer, Waitrose, Tesco, Next, Aldi, B&M, Homebase and Majestic all represented in edge of town locations with Boots, Waterstones, WH Smith, M&Co, Mountain Warehouse, Caffe Nero and White Stuff represented within the heart of the town centre
principally within the prime pedestrianised shopping street of Fore St and Market Place.
The Independent sector is particularly vibrant and a number of excellent local entrepreneurs have set up successful enterprises contributing massively to the mix and variety of retail and leisure within the town.
Description
The Premises comprise a four storey ashlar stone property built in the mid 19th Century. A subsequent three storey brick extension to the rear was added probably in the mid 20th Century.
The Ground floor basement and part first floor was last occupied by Edinburgh Woollen Mill during 2021. The remainder of the building was sub-let as offices although these premises have been vacant for some time. The retail element is currently let on a temporary basis on flexible terms. Vacant possession of the whole will be available on completion of the sale.
Plans of the existing building arrangement are available upon request.
Our clients have also investigated a reconfiguration of the accommodation. This involved the retention of retail use on Ground and basement levels and conversion of the upper floors into 4 no.
2 bedroomed flats. The response from the Local Planning Authority has been encouraging but any such proposal will of course require full planning consent. Plans of these proposals can also be made available to interested parties if required.
